PUBLIC HEARING NOTICE

Comprehensive Plan and Zoning Update

 

Notice is hereby given that the Plan Commission of the Town of Yorktown, Indiana will hold a public hearing on proposed amendments to the Comprehensive Plan and the Zoning Ordinance in accordance with IC 36-7-4-507 and IC 36-7-4-604.  The meeting will be on March 25, 2009 at 5:00pm and held at the Town Manager's Conference Room, 9800 W Smith Street, Yorktown, IN, 47396.

The proposed amendments to the Comprehensive Plan and the Zoning Ordinance encompass the entire planning jurisdiction of the Town of Yorktown Plan Commission, geographically known as property within the city limits of Yorktown. The proposed amendments have been developed over the past few months with input from leadership, interest groups within the town, and the general public.  The Comprehensive Plan is designed to serve as a guide for the Town of Yorktown and contains goals and policy statements. The Zoning Ordinance contains the legal regulatory and penalty provisions governing the land use regulations.

Listed below is a summary of the vision on which the amendments to the Comprehensive Plan are based:

%u2022                     Incorporate properties that have been annexed property into Yorktown since the 2006 update;

%u2022                     Examine the commercial and industrial development potential for the 600W Corridor; and

%u2022                     Develop overlay districts for specific areas of the Town in order to further foster community identity and economic development.

The following is a summary of the affected subject matter contained in the proposed ordinance amendments:

  • Article Two:          General Zoning Districts    
  • Article Three:        Zoning Districts   
  • Article Four:          Overlay Districts
  • Article Six:            Development Standards
  • Article Seven:       Planned Developments
  • Article Eight:         Nonconforming Structures, Lots, and Uses
  • Article Nine:          Processes, Permits, and Fees
  • Article Eleven:      Definitions

Oral objections or comments concerning the proposed amendments will be heard and considered at the public hearing.  Written objections or comments concerning the amendments can be filed with the Building Commissioner at the Town of Yorktown at the address listed below on or before March 20, 2009 at 4:00pm. Written comments will be presented and distributed to the Planning Commission for consideration at the public hearing.  The public hearing may be continued by the Plan Commission to future meetings as may be announced at this and future Public Hearings until public comment is heard and until the amendments  meet the expectations of the Plan Commission and, by vote, is certified for adoption by the Town Council.

Copies of the proposed amendments to the Comprehensive Plan and the Zoning Ordinance are on file and available in their entirety for public examination at the following location:
